Change broken tiles
Whilst many people might not consider a few broken roof tiles as a property emergency, left untreated, cracks and chips on your roof have the potential to expose your home to much greater and more costly damage down the track. Broken roof tiles can result in water leaks which can then cause mould, pest infestation, wood rot and, ultimately, considerable damage to the structure of your home. Broken roof tiles can be caused by a variety of factors including heavy rain or hail, strong winds, falling tree branches or simply from age-related deterioration. Perth Professional Roofing carefully inspects your entire roof area for any damage; removing all cracked, chipped or broken tiles and replacing them. We rely on a trusted network of roof tile suppliers and salvage yards to ensure all replacement tiles blend seamlessly with your existing roof style.
High Pressure Clean
Dirt and dust particles on your roof generally wash away on their own with natural rainfall. If you’re noticing that your roof looks perpetually ‘dirty’ however, this is more likely to be as a result of the lichen, algae and moss that builds up from a combination of both dirt and moisture. This build up can result not only in unsightly staining of your roof, but also deterioration of the tiles and, therefore, your roof’s protective properties over time. Perth Professional Roofing relies on a combination of high-pressure water cleaning and non-toxic chemicals to remove all traces of dirt, mould and lichen from your entire roof area. This includes thoroughly cleaning all valleys, ridge caps and, as required, gables and gutters. Because we use only environmentally friendly cleaning chemicals, there’s no risk of affecting surrounding garden beds and plant life.
Removal of Old Valley Irons
Valley irons are an important component of your roof structure. Essentially, they are gutters or channels that sit underneath the tiles at the bottom of two sloping roof surfaces and divert water away from your house and into your guttering system. If valley irons become blocked, rusted or corroded over time, this can result in rain water leaking into your ceiling and causing mould, wood rot and structural damage. If valley irons are simply blocked or only showing signs of superficial rust, in some cases they can be successfully cleared or repaired using anti-rust metal primers and then put back in place. For more extensively damaged valley irons, these are removed completely and replaced with new ones. As part of our roof restoration process, Perth Professional Roofing inspects all of your valley irons for signs of blockages, rust, leaks or deterioration and removes any that require replacement.
New Valley Irons Installed
Once any damaged valley irons and old bedding materials have been removed, they are replaced with new, usually zinc, valley irons. In some cases, depending on the style and colour of your roof, Colourbond valley irons may be recommended. Coated valley irons, such the Colourbond varieties, may also offer improved longevity for when a roof is continually exposed to excessive amounts of leaf debris. At Perth Professional Roofing, we rely on decades of roofing experience to ensure new valley irons are expertly installed, bedded and pointed; delivering maximum durability over time.
Antennas Reinstalled
As part of our comprehensive roof restoration process, Perth Professional Roofing uninstalls any existing TV antennas prior to commencing restoration works. Following replacement and bedding of valley irons, TV antennas are reinstalled and sealed. At Perth Professional Roofing, we approach every job with the highest standards of attention to detail. We take the greatest care not to disturb any wiring, skylights or other existing fixtures and ensure any items that require removal during the restoration process are correctly reinstalled.
Tiles Put Back in Place
Following the replacement of old valley irons and reinstallation of antennas, the tiles that were removed to expose the valley irons are replaced. If these tiles are in good order, the existing tiles will simply be installed back into their correct positions. If they are cracked or broken, these tiles will be replaced with new roof tiles or suitable salvage tiles that match our client’s existing roof.
Tiles Grinded Straight
With the tiles replaced over the valley irons, it’s easy to view the entire valley and assess any areas that need straightening up. Using a chalk line, a straight line is marked up along the entire length of the valley tiles, in preparation for grinding. Following the chalk line, the tiles are then mitred straight, following the same direction of the valley.
Tiles Post Straightening
Once all the valley tiles have been grinded, the result is beautifully straight valley lines. This considerably enhances the overall look of the roof and ensures you’re left with the most professional looking results following completion of the roof restoration process.
Removal of Old or Cracking Mortar
Mortar is an essential component to ensure ridge capping tiles are properly installed and securely held in place. Cracked mortar on ridge capping can mean the ridges of your roof are not waterproof, allowing water to leak into the roof cavity. Over time, the situation is likely to deteriorate further and can lead to mould growth, timber rot and structural damage to the house. Cracking mortar also has the potential to become dislodged, find its way into valley irons and cause blockages and subsequent water leaks on other parts of the roof. As part of our comprehensive roof restoration process, Perth Professional Roofing checks your roof for any damaged mortar joints; carefully taking off capping before completely cleaning the area of the old mortar.
New Mortar Applied
Cracked mortar can occur from exposure to the elements but is most commonly caused by the mortar drying too quickly. This can result from incorrect roofing techniques such as failure to moisten the tiles before installing or attempting to apply mortar during periods of extreme heat. Bedding mortar performs an important task on your roof as it holds the ridge capping higher up from the main roof tiles, as well as well as bonding them together. At Perth Professional Roofing, our experienced roof tilers maintain the highest quality standards to ensure your new mortar is expertly applied for maximum strength and durability.
Ridge Capping Re-laid
Once the new mortar has been applied, the ridge capping is carefully replaced into position using bedding frames to achieve perfectly straight lines. Visually, the ridge capping creates a frame-like border for the entire roof so it’s important to ensure it is meticulously laid to deliver professional looking results overall.
Smoothing of New Re-laid Mortar
Once the ridge capping has been bedded down, all visible edges of the mortar are smoothed over using a trowel. Visually, this provides a neat finish to the mortar, helps prevent cracking and also ensures there are no loose pieces of mortar that could later break off and find their way into the roof’s drainage system.
Ridge Capping Sealed
Following smoothing of the bedding mortar, the ridge capping is then pointed using a flexible pointing compound. The pointing plays an important role in sealing and waterproofing the roof by ensuring the ridge capping, mortar and roof tiles are all bonded together. Using a flexible compound also allows for some degree of natural movement in the ridge capping without the tiles or joints cracking.
Site Cleaned
Once all the bedding and pointing has been completed, the entire roof site is cleared and cleaned in preparation for coating. It’s important to ensure that any remaining tile fragments, tile dust or residual mortar is removed and that the entire roof area is prepared using a high-pressure water cleaner. This provides a perfectly clean surface for painting and also prevents any waste products making their way into gutters and downpipes.
Protect Non-Painted Items
In preparation for coating, all elements that do not require painting, such as solar panels, skylights and chimneys, are carefully covered and sealed. At Perth Professional Roofing, we take the time to ensure these elements are properly sealed and fully protected from any overspray during the coating process.
Paint Process Begins – Primer
Once thoroughly cleaned and dry, Perth Professional Roofing coats the tiles using the relevant Dulux AcraTex primer. These are a range of specially formulated primers designed to provide excellent penetration and adhesion as well as delivering the foundation for uniform application of the top coats. These water-based primers dry in around two hours allowing for efficient completion of the final steps in the roof restoration process.
Paint Process – Top Coats
After the primer has dried, the first of two top coats of roof membrane is applied. As an Accredited Dulux Applicator, Perth Professional Roofing relies only on Dulux roof membrane products as we believe they deliver a superior finish and optimal durability. Dulux coatings are available in both a satin and gloss finish as well as a choice of over 900 colours. The range also includes a heat reflective option, Dulux AcraTex Cool Roof, which relies on InfraCOOL Technology to deliver superior protection from the sun’s UV rays and, therefore, improved household energy efficiency. Dulux roof membranes allow for same day recoating so, once the first coat has dried, the second and final coat can usually be applied later in the day. This final step in the process delivers you a fully repaired, restored and protected roof that can transform the look of your home and significantly add to its value. Your newly restored roof can last anywhere from 15 to 20 years and all our Dulux coatings come with a 10-year manufacturer’s warranty.
